因为COVID-19疫情日渐严峻，上周五10月23号伦敦圣托马斯地产局发布公告称暂停不能立即上市的房屋挂牌出售。在年初疫情严重时地产局曾启动几个月的暂停令，造成房屋交易量骤降，也间接引发了夏季伦敦房地产的火爆行情。

公告原文及翻译如下：

根据最新的COVID-19新增病例数据以及公共卫生指南，LSTAR地产局董事会提议并通过恢复MLS 暂停政策，第六条 - 挂牌 6.01：如果房屋不能立即用于展示，至2021年1月15号前地产协会将不接受其挂牌申请。

In light of the latest data on COVID-19 cases and public health guidelines, the LSTAR Board of Directors recommended and approved reinstating the suspension of MLS® Policy, Section 6 – Listings, 6.01, If a property is not immediately available for showings, a listing shall not be accepted by the Association, until January 15, 2021. The suspension takes effect immediately.

地产局董事会也恢复了COVID-19休假政策。地产经纪会员可以申请休假至2021年1月15号。

• 该政策允许地产经纪会员暂停一切服务，此政策为一次性COVID-19政策；
• 休假期最短为3个月，最长为6个月，会员回归时可豁免入会启动费；
• 经纪公司应取消申请休假经纪的挂靠；选择休假的地产经纪不得从事产经纪业务，推荐客户除外。
  
  
  

The Board of Directors also approved reinstating eligibility for LSTAR’s COVID-19 Policy Leave of Absence. Members may sign up until January 15, 2021.

• It allows an LSTAR member to take a leave of absence (with the suspension of all services) from the Association, under a one-time COVID-19 Policy;
• A leave of absence may be granted for a minimum of three months, to a maximum of six months, with the initiation fee waived if the member returns before the six-month period ends; and
• The applicant’s Brokerage is required to sign-off that the applicant would not be permitted to actively trade in Real Estate, with the exception of a referral.

这个政策会给销售量已经稍微冷却的伦敦房地产市场造成什么影响呢？短期来看，可能会造成一部分房源突击上市；长期来看，在解禁前房源会越来越少。等解禁的时候，会不会像上次一样购房需求集中释放，引发一波房屋价格暴涨的行情呢？让我们拭目以待。
